What are Wholesale Properties?

Wholesale properties are house that are for sale due to some sort of distressed situation, for sale by a real estate investor, or a bird dog trying to assign a property.

Distressed Properties -- Right now there are numerous homeowners that in foreclosure and need to sell their houses fast, in attempts to Prevent Foreclosure. What better way to sell your house fast than selling to a real estate investor that buys house with either cash or hard money? For this reason many distressed homeowners resort to listing their properties with us, looking to find a cash buyer.

Investor resell -- Many time Real estate investor purchase bulk REO portfolios form banks or lenders that have foreclosed on mortgages. The REO portfolios sometime include several hundred properties, which are then sold individually. Sometimes these investment properties are sold at a nearly 50% of value.

Bird Dogs find Real Estate deals for investors or buyers. They scour neighborhoods, knock on doors and do all the leg work to find great real estate deals. Once they have secured a property, it's now time to assign this property to an investor or buyer who will close the property and pay the bird dog his finder's fee or assignment fee for the work performed.
