When doing a walk through, what should I look for?
When doing a walkthrough of a home you are interested in purchasing, there are several thing to look for. You should write down the things that are important to you. For example, if you work from home, does this house have enough electrical receptacles, and/or connections for internet or other capabilities.
The first home walk through is to ensure you are interested in purchasing this property. You should be able to return and perform a home inspection with a qualified professional home inspector. Therefore during this first home walk through, you should just be checking for things like closet size, room size, and if the home's layout is going to be convenient for your housing needs or desires. If this home is a serious consideration, then look a little further into items that be can negotiated in the purchase agreement.
If you are interested in buying this home, make sure you include an inspection clause in the real estate purchase contract. This will allow for you to have the right to inspect the property with a qualified professional home inspector, and according to the results of that inspection, cancel the purchase contract, re-negotiate the price or terms, or continue with the purchase of the home.
The Final walk through is normally performed, (should and normally is included in the purchase contract) the day of or the day before the closing is scheduled to occur. This final home walkthrough is performed to ensure that no significant damage was caused to the property between the time the inspection occurred and now. If damage is noticed in the property you must notify the seller immediately. Funds for the repairs can either be held in an escrow account until the repairs are made, the closing can be postponed, or the seller can debit you the cost of repairs at closing.
