Capitalization rate
A capitalization rate (or "cap rate") is a the rate of return a property will produce on the owner's investment. A capitalization rate can be measured by the ratio between the cash flow produced by an asset and the original price paid to own the asset or alternatively its current market value.
The formula to find the capitalization rate is as follows:
the annual cash flow divided by the cost (or value) = Capitalization Rate.
