Deed restrictions

Real estate deed restrictions are restrictions or a clause on the deed that places limitations on the use of the property. These restrictions are normally placed by the developer, and normally can not be changed by subsequent owner. Whether the property was bought by a builder, another developer or homeowner. Each subsequent purchaser of that property also bought the property "subject to restrictions of record".

It is important know of the deed restrictions on a property before making an offer to purchase. If the current owner does not have a copy of the deed restriction, they can found at your local courthouse.

Restrictive covenants are an type of deed restrictions.
