Estate of Inheritance is a a freehold estate that may descend to heirs. It is a type of freehold estate that the tenant can both enjoy during his life and pass on after his death according to an established order of descent.

Estates of inheritance include estates in fee simple absolute, fee simple conditional, fee simple determinable and estates in fee tail. An estate for life or per autre vie are not estates of inheritance, since they exist for a lifetime only and cannot be inherited.
