Quitclaim Deed
A quitclaim deed is a term used to describe a document by which a person (the "grantor") disclaims any interest the grantor may have in a piece of real property and passes that claim to another person (the grantee).
Quitclaim deeds are also frequently used when there is a "cloud" on title. This is when a search reveals that a previous owner or some other individual, like the heir of a previous owner, may have some claim to the property. The individual can sign a quitclaim deed to transfer any remaining interest.
A quitclaim deed does not release the party quitting claim to property from their obligations under any mortgage or other lien secured against said property
